Leak inspection with estimate
Roof leaks in Las Vegas almost never originate where the water appears on the interior. Water travels down rafters, across vapor barriers, and through insulation before dripping through a ceiling — sometimes 8–10 feet from the actual breach. Finding the source before starting repairs is the most important step, and it requires knowing where to look in a desert climate.

Where Las Vegas roof leaks come from
Pipe boots (leading cause — 60% of residential leaks)
Every plumbing vent pipe penetrating a Las Vegas roof has a boot seal — a rubber or plastic collar that creates a watertight seal around the pipe. Neoprene boots degrade in UV exposure and extreme heat. On most Las Vegas homes built before 2010, all pipe boots should be considered suspect by year 15–20. They look fine from the ground and often look fine from the roof — until a monsoon produces a rain angle that finds the crack.
Chimney and skylight flashing
Step flashing, counter-flashing, and saddle flashing at chimneys and skylights fail when caulk shrinks, metal corrodes, or the mortar between brick and flashing cracks. These are the second most common Las Vegas leak source.
Ridge cap
Mortar-set ridge caps on tile roofs dry out and develop cracks after years of thermal cycling. A cracked ridge cap allows water to wick into the cap sheet layer below during driven rain — which in Las Vegas means monsoon cells with wind-driven moisture from unusual angles.
Valley flashing
Open metal valleys between roof slopes trap debris in the valley channel. When monsoon rain arrives at high flow rates, debris dams back water past the flashing edges and under the roofing material.
Flat/low-slope sections
Many Las Vegas tract homes have a flat section over a garage or rear addition. Ponding water, failed seams, or deteriorated cap sheet on these sections are a common source of leaks that manifest on interior garage ceilings or rear bedroom areas.
Monsoon season priority
Las Vegas monsoon season runs July through September. A small leak visible as a minor stain in June can become major water damage during a monsoon event. Pre-monsoon inspection and repair is the right time to catch pipe boots, ridge cracks, and valley debris accumulation.
Our leak repair process
1
Interior documentation
Photograph all interior staining. The stain pattern and ceiling location help narrow the probable source area on the roof above.
2
Roof inspection at suspected zone
Systematic check of all penetrations, flashings, and surface features in the area above the interior stain. Camera documentation of every finding.
3
Water test if source is unclear
Controlled water introduction at progressively higher locations on the roof, with an observer inside, to isolate the exact entry point. Time-consuming but definitive.
4
Repair and re-seal
Source repaired with the appropriate permanent fix — not sealant over sealant. Pipe boots replaced, flashing re-bedded, valley cleared and re-flashed as needed.
5
Post-repair water test
We verify the repair before leaving. Workmanship warranty covers the repair — if it leaks again, we come back at no charge.
Frequently asked questions
My ceiling is staining but it only rains a few times a year — is it a real leak?
Yes. Las Vegas leaks often go unnoticed for months because rain is infrequent. A stain that only appears during hard rain is still a real leak — the water is entering every time it rains, possibly slowly enough to evaporate before you notice except during heavier events. Address it before monsoon season.
Can sealant fix my roof leak?
In some cases, temporary sealant over a cracked boot or minor gap buys time. It is not a permanent fix. Most Las Vegas roof leaks return within 1–2 years if patched with sealant rather than addressed at the root cause.
My leak appears after every monsoon but not regular rain — why?
Monsoon rain hits at dramatically different angles than winter storms. Many Las Vegas leaks only manifest during driven rain from a specific direction — usually the southeast or northwest where valley monsoon cells track. This points toward wind-exposed flashings, ridge caps, or valley edges as the source.
Do you fix leaks on both tile and shingle roofs?
Yes. We work on concrete tile, clay tile, architectural shingle, 3-tab shingle, and flat/low-slope systems including TPO, EPDM, and modified bitumen.
