Virtually every home in Las Vegas has stucco exteriors. It is the right material for the desert climate — durable, fire-resistant, and relatively low maintenance. But it cracks, takes impact damage, and develops water infiltration over time, especially around roofline intersections, windows, and areas where irrigation systems soak the foundation zone repeatedly.

Why Las Vegas stucco cracks
The thermal expansion and contraction cycle in the Mojave is extreme. Stucco on a south-facing Las Vegas wall can swing 80°F between a winter night and a summer afternoon. Over years, this cycling creates hairline cracks in the stucco surface coat — most commonly at corners, around window and door frames, and at intersections between different building materials. Most hairline cracking is cosmetic, but cracks wider than 1/8 inch or cracks at window and roofline intersections require prompt repair to prevent moisture intrusion.
Types of Las Vegas stucco damage
Hairline cracks (cosmetic)
Fine cracks less than 1/16 inch, typically in a map or crazing pattern. Usually cosmetic in Las Vegas's dry climate. Can be filled with elastomeric paint or a thin skim coat without full repair.
Structural cracks (>1/8 inch)
Wider cracks or cracks with vertical or diagonal orientation that run through the full stucco thickness. These require cut-out and re-application of base coat and finish coat to seal properly. Often indicate differential settlement or underlying lath issues.
Efflorescence and water staining
White mineral deposits or rust-colored staining on stucco surfaces indicate moisture moving through the wall. Common sources: failed window caulk, roof-to-wall flashing failure, or irrigation overspray against the foundation. Source must be corrected before cosmetic repair.
Impact damage
Vehicle impact, hail, or landscape equipment contact creates spall damage that exposes the lath layer. Repairs are straightforward but require matching finish texture and color accurately.
Color matching
Las Vegas stucco color matching is an art form. Factory-tinted finish coat batches vary, and stucco weathers to a patina that is nearly impossible to match exactly on a patch. For visible areas, we often recommend recoating the full elevation for seamless appearance.
The stucco repair process
1
Source moisture before repairing surface
If staining or efflorescence is present, we identify and correct the moisture source first. Repairing stucco over active water infiltration produces repeat failures.
2
Cut out damaged material
Damaged stucco is removed to clean sound material. Lath is inspected and replaced if corroded or damaged.
3
Base coat and brown coat application
Two-coat scratch and brown coat system, properly cured between applications. Rush curing in Las Vegas heat is a common cause of repair failure.
4
Finish coat and texture match
Finish coat applied in matched texture — Santa Barbara smooth, light skip trowel, or heavy dash — and tinted to match existing as closely as possible.
Frequently asked questions
Can you color-match my existing stucco?
We can get close. Exact matching is difficult because pigmented stucco weathers unpredictably and batch colors vary between manufacturers. For a seamless result on a prominent wall, we recommend recoating the full elevation rather than patch-matching.
Is stucco cracking normal in Las Vegas?
Hairline cracking is normal and expected given the thermal cycle. Cracks wider than 1/8 inch, cracks that grow over time, or cracks accompanied by staining require attention.
Do you handle both stucco and roofing in the same project?
Yes. Stucco issues at the roofline frequently involve both stucco and roofline flashing. We address the roof-to-wall transition as a single integrated repair rather than patching each system separately.
How long does stucco repair last?
Properly executed stucco repair using quality materials lasts 15–25 years under Las Vegas conditions. The most common failure mode is re-cracking at the same location due to ongoing structural movement — which we address by using elastomeric finish coats that flex with the structure.
